          We want to give you the other version. Not because building a custom home is difficult, but because the homeowners who enjoy the process are almost always the ones who understood it going in.

          What "Custom" Really Means

          Custom does not mean expensive. It means the house is designed for your site and your life rather than pulled from a catalogue of plans that has to work on two hundred lots.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          That distinction shows up in ways you feel every day. Windows placed for the actual light on your actual property. A mudroom sized for your family instead of a generic one. Ceiling heights and sightlines that respond to how you use rooms. Mechanical systems specified for the house you are building, not the average of a subdivision.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          It also means you make more decisions. Hundreds of them. A good builder narrows those decisions down to the ones that genuinely matter and makes the rest easy.
         &#xD;

    &lt;br/&gt;&#xD;

          Land Comes First, and It Sets the Rules
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          You do not design a custom home and then find a lot. The lot determines what is possible.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;strong&gt;&#xD;
        
           Infill lots in established neighbourhoods:
          &#xD;
      &lt;/strong&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
            Common across the lower city, Westdale, Dundas and older parts of Stoney Creek. Services are usually at the street, which is a real advantage. The constraints are zoning, tight site access for equipment, neighbour proximity, and in some areas character or streetscape considerations.
           &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;strong&gt;&#xD;
        
           Teardown and rebuild:
          &#xD;
      &lt;/strong&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
            You buy an existing property for the land. Budget for demolition, disconnection of existing services, and disposal. Verify designated heritage status before you buy, since it changes the project completely.
           &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;strong&gt;&#xD;
        
           Rural and semi-rural acreage:
          &#xD;
      &lt;/strong&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
            Flamborough, Binbrook, Glanbrook and the surrounding countryside. Beautiful land, more variables. You may be dealing with a private well and a septic system, longer driveway and hydro runs, and in some cases conservation authority permitting if the property is near the escarpment, a watercourse, or regulated wetland.
           &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Before you close on any lot, get answers on servicing, zoning, setbacks, grading, soil conditions and easements. A cheap lot with a hard site can cost more than an expensive lot with a simple one.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Design and Pre-Construction
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          This phase produces the drawings, the specifications and the number. It usually takes longer than clients expect, and it is time extremely well spent.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The sequence generally runs from concept through to design development, then to construction documents and permit submission. Along the way you make the structural and mechanical decisions that cannot be revisited later without real cost.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          We push hard for detail in this phase. Every allowance we can convert into an actual selection is a variable removed from your budget. When people say a build "came in over," it is very often because half the specification was still a placeholder when construction started.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;

          Understanding Allowances and Contingency
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Two line items deserve your attention on any custom home quote:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;strong&gt;&#xD;
        
           Allowances:
          &#xD;
      &lt;/strong&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
            Placeholder dollar figures for items you have not chosen yet, such as flooring, plumbing fixtures, lighting or countertops. If the allowance is unrealistically low, the quote looks attractive and the final number is not. Ask what a given allowance actually buys at current pricing. A builder who answers that question specifically is telling you something about how they operate.
           &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;strong&gt;&#xD;
        
           Contingency:
          &#xD;
      &lt;/strong&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
            Money set aside for genuine unknowns. Every serious build has one. On a new build it covers site conditions, code interpretations and material availability. Money left in contingency comes back to you. Not having one means every surprise becomes an uncomfortable conversation.
           &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

    &lt;span&gt;&#xD;
      
          The Build Sequence
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Custom homes follow a fairly consistent order, and knowing it helps you track progress.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ol&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Site prep and excavation
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Footings and foundation, then waterproofing, weeping tile and backfill
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Framing, which is the stage where the house suddenly looks real
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Roofing and exterior sheathing
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;

      &lt;span&gt;&#xD;
        
           Windows and doors
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;

           Mechanical rough-ins (plumbing, electrical, and HVAC), followed by inspections
          &#xD;

           Insulation and air sealing
          &#xD;
      &lt;/span&gt;&#xD;

           Drywall, then interior trim, cabinetry, tile, flooring, paint, and fixtures
          &#xD;

           Exterior cladding, grading, driveway, and landscaping
          &#xD;
      &lt;/span&gt;&#xD;

           Final inspections and occupancy
          &#xD;

          Framing goes fast and feels like enormous progress. The stretch between rough-in and drywall feels slow because most of the work is inside walls. That is normal. It is also the stage where quality is decided.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Build for the Envelope
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The Ontario Building Code sets minimum performance requirements for new homes, and those requirements have tightened considerably over the years. Minimum is a floor, not a target.  Insulation, air sealing, window performance and mechanical design determine what your house costs to heat and cool for the next thirty years. In a climate with Hamilton winters and increasingly warm summers, this is not an abstract concern. Upgrades to the building envelope are also close to impossible to retrofit affordably once the drywall is on.  Our advice is consistent: Spend on the parts of the house you will never see again. Finishes can be upgraded on your schedule.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;

          Questions Worth Asking Any Builder
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Before you sign anything, ask about licensing and warranty coverage. In Ontario, new home builders and vendors operate under a regulatory framework, and new homes generally carry statutory warranty protection. The details depend on how the project is structured, including whether you are contracting as an owner on your own land. Get clarity in writing at the start rather than assuming.  Also ask who your point of contact is, how often you will get updates, how change orders are priced and approved, how the payment schedule ties to completed stages, and who is on site day to day. The answers tell you more about your next year than any portfolio photo will.

          Do the Due Diligence Before You Sign the Lease

          We get calls from tenants who have already signed and then discovered their intended use does not work in that space without significant upgrades.
         &#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Before committing, confirm that zoning permits your use at that address. Confirm the existing occupancy classification and whether your use changes it. Check the electrical service capacity, because upgrading service can involve long lead times outside anyone's control. Check HVAC capacity and condition. Look at washroom count and barrier-free provisions relative to your expected occupant load. Understand what the landlord is responsible for versus what falls to you.  A short feasibility review before signing costs very little compared to discovering a service upgrade requirement after you are committed to five years of rent.
         &#xD;

          Most commercial renovations require a building permit, and many require additional permits for mechanical, electrical, plumbing, fire alarm or sprinkler work. Drawings frequently need to be prepared by qualified designers or engineers depending on scope and building size.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Then there is occupancy. Finishing construction and being permitted to occupy are two different milestones, and inspections sit between them. We build inspection scheduling into the timeline deliberately rather than treating it as a formality at the end.

          The most common source of commercial delay is not construction. It is approvals and long-lead equipment. Custom millwork, specialty glazing, rooftop mechanical units and electrical gear can all carry lead times measured in months. We identify those items during pre-construction and order early, because a schedule built without accounting for them is fiction.

           Temporary relocation:

            Sometimes the fastest and cheapest path overall, especially for office tenants with a short-term swing space available.

            Right when the work is too invasive to phase safely, and when a shorter total shutdown beats a longer partial one.

Housing prices, land transfer costs, moving expenses and the emotional cost of pulling kids out of a school district have made staying put and building out a far more appealing option than it was a decade ago.

          Most people come to us asking for square footage. What they actually want is function.
         &#xD;

          Before we talk about size, we ask what the finished space needs to do. A growing family that needs a fourth bedroom and a second full bath has a very different project than a couple bringing an aging parent into the home, or a homeowner who works remotely and needs a quiet office with real separation from the rest of the house.  The answer changes everything downstream. It determines whether you build out, build up, or reconfigure what you already have. It determines where plumbing has to run. It determines whether you need a separate entrance. Getting this right at the front end saves tens of thousands of dollars in change orders later.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The Main Types of Additions We Build
         &#xD;
    &lt;/span&gt;&#xD;

          Rear additions:
         &#xD;

           The most common request we see. You extend into the back yard, usually to enlarge a kitchen, add a family room, or create a main floor primary suite. Rear additions are generally the most straightforward structurally because you are working at grade with a new foundation.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          Second storey additions:
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Popular on Hamilton's older bungalows, especially in areas where lot coverage limits make going out impossible. These are more complex. We have to verify that the existing foundation and framing can carry the new load, and in many cases the answer involves reinforcement work you cannot see once the project is finished.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

          Bump-outs and cantilevers:
         &#xD;
    &lt;/strong&gt;&#xD;

           Smaller extensions of eight to twelve feet that add real usable space without the cost of a full addition. Often the right answer for a cramped kitchen or an undersized bathroom.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          Garage conversions and above-garage additions:
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Excellent value when the structure below is sound, since the foundation already exists.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          In-law suites and additional residential units:
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Ontario has opened the door considerably on secondary units in recent years, and demand across Hamilton has followed. These projects come with their own requirements around separate entrances, fire separation, ceiling heights and egress windows. They are very doable, but they are not the place to improvise.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

    &lt;strong&gt;&#xD;
      
          Feasibility Comes Before Design
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Here is where a lot of homeowners get hurt. They fall in love with a drawing before anyone has confirmed the drawing is legal to build.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Every property has constraints. Zoning sets your setbacks from the front, rear and side lot lines. It sets maximum lot coverage, so there is a ceiling on how much of your property can be covered by structure. It sets height limits. If your plan exceeds any of these, you are looking at an application to the Committee of Adjustment for a minor variance, which adds months and carries no guarantee of approval.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          There are other site realities to check early. Where is the sanitary lateral and can it handle new fixtures? Is there an easement running through the back yard? Are there mature trees with protected status? Is any part of the property under the jurisdiction of the local conservation authority, which is a genuine consideration on properties near the escarpment or near watercourses?
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          We run this review before we produce a design, not after. It is the least glamorous part of the process and the part that protects your budget most.
         &#xD;

          Permits and Approvals

          Additions require a building permit. Full stop. The permit set typically includes site plans, floor plans, elevations, sections, and structural details, and depending on the scope, engineering for foundations, beams and load paths.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          We handle the permit process for our clients because we do this constantly and know what the reviewer is looking for. An incomplete submission does not get rejected loudly, it just sits. Then you are calling for updates while your trades are booked on someone else's job.

          A lot of the housing stock in this city is old, and old houses are honest about very little.  We routinely open walls on pre-war homes and find knob and tube remnants, undersized joists, framing that was modified by a previous owner without support, foundations of rubble or fieldstone, and floor systems that are out of level by more than an inch across a single room.  None of that is a disaster. All of it is a budget item.  This is why we walk properties thoroughly before quoting and why we build a contingency into every addition estimate. A contractor who prices your addition off a phone call and a photo is not being efficient, they are being optimistic with your money.

          Homeowners tend to picture the finishes. The real cost distribution is less exciting than that.  Excavation, foundation, framing, roofing, windows, mechanical systems and insulation consume the majority of an addition budget. Kitchens and bathrooms are the most expensive rooms per square foot because of the fixtures, cabinetry, tile and mechanical rough-ins concentrated in them. Tying the new structure into the old one, which means matching rooflines, siding, flooring transitions and drywall planes, costs more than people expect and is the single most visible marker of quality when the job is done.  If your budget forces a choice, protect the structure and the envelope. You can upgrade a backsplash in five years. You cannot easily fix an addition that was framed and insulated poorly.
